If you find it necessary to cancel your holiday this contract is legally binding and means that you will still be liable for the full cost of the holiday. We therefore strongly recommend that you take out a HOLIDAY CANCELLATION INSURANCE POLICY. If we are able to re-let the Property we will refund the amount you have paid us, less an administration charge of £20 per week of rental, and any other expenses incurred in re-letting. Non-payment of the balance of the rental will be treated as a cancellation and we will treat the property as available for re-letting.
The Owners reserve the right to refuse any booking and the Owners reserve the right to cancel any booking already made if the property becomes unavailable or unsuitable for holiday let on the date booked (because of fire, or interruption of utility services for example) subject to the Owners refunding payments you have made in respect of the holiday but you will have no further claim against us.
You agree that we have no liability to you or any of the Holiday Party for any personal injury, illness, loss or damage to property howsoever caused, nor for the loss or theft of any property or money during your stay. The use of the Property and all amenities provided by us is entirely at your risk.
A non-refundable deposit of £100, for each week booked, is payable within 5 days of enquiry to secure a booking, with the balance of funds to be received 4 weeks prior to the holiday. A refundable damage bond of £100 is required with final payment. The damage bond will be refunded in full by the owner - within 21 days of the end of the letting period - providing an inspection of the property reveals all to be in good order. Should this not be the case, the cost of any damage or breakages will be paid for from this bond and the remainder refunded. Any damage incurring costs over and above the £100 damage bond will be invoiced with payment required immediately by return.
Lettings are from Saturday to Saturday during peak season, but shorter breaks (3 nights minimum) may be booked off-peak. Short breaks are not normally available at peak holiday times, but where still available we may be able to offer short breaks in the week or two before the break is taken. All beds are supplied with pillows, duvets and linen. Please bring your own towels and baby facilities if required.
Gas and electricity as included in the fee for rental.
Children must not be left unattended at the property at any time.
Please talk to us as we may consider a small, well behaved dog, during off-peak periods from November to March.
Spinnaker House is a no-smoking property. We retain the right to withhold from the deposit sufficient funds to fumigate the house if we find signs of smoking.
Internet access is provided free of charge, subject to fair usage by the guests.
Spinnaker House is available after 3.00pm on the day of arrival until 10.00am on the day of departure
An information folder is provided in the property with important information about the property and local services. If missing, tenants must advise the owner immediately. The inventory included with the folder should be checked by guests on arrival and any discrepancies reported immediately to the owner.
We regret that if guests leave personal property at Spinnaker House when you depart and require this to be forwarded to them, a collection fee plus postage will be applicable.
